There are few, if any, topics in the world of personal finance that are more hotly debated than the question of whether it is financially healthier to rent or to buy a home.

The reason for this? For the vast majority of us housing represents the largest expenditure we will face over the course of our lives. The amount of money on the line is what engenders such passion in those in both camps. Another reason the argument continues to rage is because there is really no clear answer. As in everything in the financial world, the numbers tell the story, and depending what the numbers are in your location, in your situation, at the time of your decision, the story can be quite different.

The moral of this? Don’t listen to either side! So many factors go into the numbers - from location, to family size, to long-term goals - that no one you ask will be in exactly the same situation as you are.

The solution to this is quite simple: Run your own numbers. Decide on the quality of housing, size and location you require and begin your investigation. Start by finding out what the average rent cost is for your target residence. This should be an easy calculation. Once you’ve got this number worked out start looking at real estate prices for the same caliber of home in the same area. MLS can quickly provide you with a very quick and easy overview of pricing for homes in your target neighborhood. Getting the average price will be simple, but calculating an ongoing monthly cost will be much more complex.

The biggest piece of the pie will obviously be the mortgage. Investigate the current rates and decide whether you would want a fixed or a variable rate mortgage. Once you’ve got a ballpark on the mortgage rate, then you can use a mortgage calculator to determine what your monthly payment will be.

Next, you need to calculate what the approximate property taxes are for houses in your neighborhood. Divide this number by 12 and add to your monthly costs.

The next major category will be maintenance, and this is a gray area because no hard fast number applies. A widely used rule of thumb is maintenance will run you 1% annually of the assessed value of the home. You can take this number and again divide by 12 to get a ballpark figure of the ongoing maintenance costs you will face.

Two other categories that will cross over between both bought and rented properties will be utilities and insurance. In most cases these costs will be cheaper in a rental situation, but again investigate the specific costs on the particular properties you are targeting, and you should be able to get a ballpark figure of what the differential would be between the two strategies.

So, now you are armed with your numbers, sculpted to your personal situation. You’ve got your approximate monthly costs laid out in black and white for each strategy. I would suspect, given the recent run-up in real estate prices in most major centers in Canada, that you will find that your monthly cost basis by renting will be considerably cheaper (at the date of this posting). If this is the case, then it can be argued that the potential for greater financial return lies in choosing the rental option.

This is where discipline becomes the all-important factor. One reason purchasing a house has been a successful financial strategy for so many in the past is because it acts as a forced savings plan. You have to make your monthly mortgage payment or you default on your loan. Without any flexibility in this regard you will steadily accumulate equity in your home as it continues to rise in value at a long term rate somewhere between 1-3% greater than inflation depending on the city you live in.

However, if you are renting instead you can still build wealth, potentially at a greater rate. However, you are not forced to do so. The money you would have spent on a down payment on your house, and the ongoing monthly savings in the cost of renting versus buying give you increased cash flow that can be used to invest in a mixture of equities and fixed income vehicles that will likely outperform real estate appreciation over a long term horizon. The catch? You must have the discipline to invest that extra cash flow, rather than blow it on other things. The sad truth? Most of us don’t have that discipline, which is why buying a house has traditionally been the better option for most.

So there are really two important steps in the whole process:

1) Run the numbers. Remember, these are ballpark figures, but they will arm you with the information you need to proceed to step 2.
2) Evaluate yourself, and be honest! In your life so far have you had the kind of discipline it will take to make the most of the money you could potentially save by renting?

Once you have the answers to these two questions you have the information you need to make your decision. The anecdotal evidence of others, while often interesting, has no bearing on your own situation. Tune out the noise and decide what works for you.

In the end, no matter which avenue you choose, remember that no decision is carved in stone. Continue to run the numbers on a yearly basis, and reevaluate yourself as well. What makes sense right now might not ten years from now.

Property taxes in Michigan are relatively high compared to other states. According to the Tax Foundation, Michigan ranked ninth in the country in 2008 in terms of property taxes as a percentage of median home value at 1.45%, and tenth in terms of property taxes as a percentage of median homeowner’s income at 3.70%. But there are certain tax breaks that can help to alleviate the burden, including the principal residence exemption and the homestead property tax credit.

Principal residence exemption

The principal residence exemption, formerly known as the homestead exemption, exempts your principal residence from the local school district tax up to 18 mills. Mills are the taxes per each $1,000 of assessed value of your home. For example, in Flint, in Genesee County, in the Carmen-Ainsworth School District, the 2008 millage rate is $32.2352, so the principal residence exemption would save you up to $580.23 in property taxes. You can find the millage rates for your location on the Michigan Department of Treasury website under Property Tax Estimator and Millage Rates.

In order to qualify for the principal residence exemption, you must be a Michigan resident and must own and occupy the property as your principal residence. To claim the exemption you need to file Form 2368 - Principal Residence Exemption (PRE) Affidavit with your local city or township tax assessor by May 1. Normally when you purchase a home the closing agent will provide this form.

When you claim the exemption by the May 1 deadline, the exemption reduces your property taxes for that year. If you purchase a home after May 1, the previous owner may have claimed the exemption and it will be in effect until December 31. Then you would need to file Form 2368 to claim the exemption the following year.

Homestead property tax credit

You can claim a property tax credit when you file your annual Michigan state income tax return. To qualify for the credit you must be a resident of Michigan for at least six months during the year and your income must be less than $82,650. You can claim the credit on your permanent home, whether you own or rent the home. If you own the home you pay the property taxes directly, and if you rent you pay them indirectly through your rent payment.

To claim this credit you need to file Form MI-1040CR with your annual Michigan state income tax return. The amount of the credit is calculated by comparing your household income with your property taxes. The credit provides the greatest property tax relief to senior citizens, disabled or blind persons, and disabled veterans and surviving spouses of veterans. You will need your property tax statement to complete Form MI-1040CR if you own your home. If you are a veteran, a surviving spouse, or blind, you also need to complete Form MI-1040CR-2.

If you are not required to file a Michigan state income tax return, you can still claim the homestead property tax credit. In this case you should file Form MI-1040CR, and Form MI-1040CR-2 if applicable, as soon as you know what your income was for the year.

Property tax deferment

Some Michigan residents can defer payment of their summer property taxes until February 15. To qualify for the deferment, your total household income for the preceding tax year must be $40,000 or less (this is the amount in effect as of November 2009) and you are at least age 62. You also qualify if you are totally and permanently disabled or blind, or you are in the military service, are a veteran or the surviving spouse of a veteran.

To apply for the deferment of your summer taxes, you need to file Form 471 - Application for Deferment of Summer Taxes with the treasurer of your city, township or village. If you are on active military service you can apply for deferment of your Michigan property taxes by filing Form 2700.

If you are 65 or older, or you are totally and permanently disabled, and have been a Michigan resident for at least five years, you may qualify for a deferment of special property tax assessments, such as assessments for curbs, sidewalks, street paving and sewers. To qualify, your total household income must be below a certain amount ($21,147 in effect for 2009 and indexed for inflation each year) and the special assessment must be $300 or more. To apply for this deferment you need to file Form 2748. This deferment is considered a loan from the State of Michigan and a lien is placed on your property until the loan is repaid. This loan is subject to interest at one-half percent per month.

Momofuku Ando died on January 6, 2007, of a Heart attack. He was 96 years old. Now, when I say the name Momofuku Ando, you may not know to whom I refer. If I were to say Ramen Noodles, then every poor college student thinks of a cheap staple that subsidizes their diet for a few cents a day. Mr Ando was famous, vicariously through his invention, though no one really knew him by name.

Mr Ando founded the company Nissen Food in 1948 at the age of 38. He started the company using funds from his humble family clothing business. He was faced with the task of running a food company during the food shortages of post-war Japan. Mr Ando realized that a quality, convenient ramen product would help to feed the masses.

His goal was to create a ramen noodle that could be eaten anywhere, anytime. It was rumored that Mr Ando was inspired to create a cheap noodle that could be stored like rice, and reconstituted at home, so the poor could carry a lunch with them to the city, instead of paying high prices at the food vendors. It is also said that Mr. Ando was inspired to develop the instant noodle after coming upon a long line of people on a cold night shortly after World War II. They were waiting to buy freshly made ramen at a black market food stall. The experience convinced him that “peace will come to the world when the people have enough to eat,” according to http://www.nissinfoods.com/. Momofuko Ando was the man that introduced the world to the instant soup “Chicken Ramen”, the first instant noodle, in 1958 and later the cup of Ramen, which made its way onto the scene in 1971. In a minor irony of time, Ramen noodles were initially considered a luxury item, since Japanese grocery stores sold fresh Japanese noodles (Udon) at one-sixth the cost of Mr. Ando’s new food concept. It is rather funny, when you consider that the Ramen noodle that was a luxury item in Japan in 1958, became the staple of the poor all over America in the 1970’s.

It is not uncommon to find indvidual packets of Ramen noodles at your local grocery store for less than ten cents a piece. There have been entire recipe books dedicated to ways to prepare Ramen noodles. There are even some that break apart the noodles, spread peanut butter upon them, and eat the noodles as though they were a cracker. I have heard of having soup with crackers, but this is a first as to how to eat your soup as a cracker.

“The Momofuku Ando Instant Ramen Museum” was founded to honor Mr Ando, and his inventions, in 1999 in Ikeda City, Western Japan. The museum is an official means of honoring the man that invented the instant noodle, but to me, the true honor is the number of college students who eat his invention every day. This helps to perpetuate the original goal of Mr Ando, to feed the poor.

There are many recipes incorporating Ramen noodles, and here I will share a few.

*Beef Ramen
1 package Beef Ramen Noodles
2 cups water
½ pound ground beef

*Brown the beef, drain the fat. Use the seasoning packet from the Ramen and season to taste (1/4 - ½ seasoning packet) Prepare the noodles according to package directions, then mix and serve. If you like cheese, just add one slice of american cheese to make this a cheeseburger noodle casserole.

Taco Ramen Salad
1 package beef ramen noodles
½ pound ground beef
1 small tomato, chopped
½ cup onion, chopped
1 cup cheddar cheese, shredded
Thousand Island dressing to taste

What to do:
Cook noodles according to package directions, and drain. Brown beef, and drain. Stir in ½ seasoning packet. Mix all ingredients together, and add salad dressing.

So what if my property is being repossessed by the bank

I have been reading alot online about homeowners facing repossession and the options that I would have if I was being evicted or in financial difficulty.

A scheme that looks appealing would be to sell and rent back house. Out of all the websites visited I realised that the companies will not charge me any fees and would handle alot of the important paperwork for me. That is great as paperwork is probably what got me into this mess in the first place.

A scheme of this type would mean that I would not have to move out of my home and would give me time to recuperate from financial distress and get back on my feet.

Home Reposession can be a frightening prospect not to mention the stress it would bring and the shame to our family. Visiting a company that allows an individual to sell their home and remain in it by renting it back can be one way of avoiding all this. A good rent and buy back firm will even recommend a solicitor and will pay the costs.

This is of course a relief for those who are struggling financially and means there will be no increased burden by having to pay out cash you cannot afford. I am so fortunate that I am not really in this position.
